Prospective Buyer FAQ

18 straightforward answers for buyers comparing homes and planning a build in Northern Virginia, Washington, DC, and Maryland.

01

Getting Started

Where to begin when you are still deciding what kind of home you want.

What is the first step in working with Trophy Custom Homes?

Start with a consultation. It is a conversation about your goals, the kind of home you have in mind, your timing, and your budget range. You can schedule a consultation or review our six-step process first so you know what follows the initial meeting.

Should I build a custom home or buy one that is already available?

It depends on how much you want to shape the design and when you want to move. Building gives you control over the plan, site, and finishes. An available home lets you see the finished or in-progress product and skip much of the design phase. Compare current homes for sale with our building services, and we can talk through the tradeoffs for your situation.

Where does Trophy build?

We build across Northern Virginia, Washington, DC, and Maryland, including McLean, Great Falls, Vienna, Fairfax, Arlington, Bethesda, and Potomac. See the communities where we build and available lots.

02

Budgets & Financing

How cost is discussed, and what to research before you commit.

How much does it cost to build a custom home?

Cost depends on the lot, size, design complexity, site work, and finish selections, so we do not quote a single number online. Our cost-to-build guide for Northern Virginia, DC, and Maryland explains the major cost factors, and a consultation is the best way to get figures for your project.

How do you keep a project's budget understandable as it develops?

Budget is addressed alongside design, before construction, so selections and plan decisions are made with cost in view. Read about how budgets drift and how to avoid it in our article on budget drift, and see where budgeting fits in the process.

Does Trophy provide financing?

Financing questions are best handled with your own lender, who can explain the loan options available to you. We are happy to coordinate with your lender during planning. If you have questions about how financing fits your timeline, contact our team.

03

Land & Lots

Building on land you own, or finding a site to build on.

Can you build on a lot I already own?

Yes. Building on your lot is one of our core services. We evaluate the site, review zoning and permitting, and plan the home around the land. The Building-on-Your-Lot Guide covers what to know before you break ground.

I do not have land yet. Can you help me find a lot?

Yes. Exploring lot options is part of the first conversation for buyers without land. Browse communities and available lots to see where Trophy builds today.

What do you look at when evaluating a lot?

Lot evaluation typically includes survey and topography, utility access, zoning and permitting requirements, and an estimate of site development costs. These steps are described on our process page and in the lot guide.

04

Design

Plans, customization, and designing for the long term.

What is the difference between fully custom and semi-custom?

Semi-custom starts from an existing plan that you modify and finish to suit you. Fully custom begins with a blank page. Our article on custom vs. semi-custom homes walks through the differences, and our services page describes both.

Can I explore floor plans before meeting with you?

Yes. Our interactive floor plans let you adjust rooms and view AI-envisioned interiors, then send your version to our design team. You can also browse our plan collection and completed homes in the portfolio.

Can my home be designed to work for every stage of life?

Yes. Trophy designs aging-in-place features such as zero-threshold entries, wider corridors, and first-floor primary suites that blend into the home's design. Learn more at Design for Every Season of Your Life.

05

Construction & Timelines

What happens once construction is underway.

How long does it take to build a custom home?

Timing varies with the size of the home, the site, permitting, and how quickly design decisions are made. We provide a project-specific timeline during planning. Our process page outlines each phase, and this article on schedule changes explains what can affect it.

How will I stay informed during construction?

Good communication means a clear point of contact, regular progress updates, documented decisions, and planned site walks. Read what good communication looks like during a build.

What happens before construction begins?

Pre-construction coordinates site planning, architecture, budget, permitting, and selections so the build starts on a solid plan. See our pre-construction planning article.

06

Buying an Available Home

Homes that are complete or under construction now.

Where can I see Trophy homes that are available now?

Current listings, including homes under construction, are on the Homes for Sale page. Each listing includes details and a way to request more information or a tour.

Can I make changes to a home that is under construction?

Depending on how far along construction is, some selections and options may still be open. Ask about a specific home through its listing or contact us, and explore its interactive floor plan where one is available.
